The DC Portfolio Manager is part of the Supply Chain department and reports directly to the Group Facility Manager. The main focus lies in supporting the development of new DCs and managing the key stakeholder relationships linked to all DCs in which Action operates.

 

What you will do on a daily basis

As a DC Portfolio Manager you will be responsible for the management of the key stakeholder relationships in the entire supply chain real estate portfolio and ensure the Supply Chain real estate portfolio is fully operational through e.g. repair and maintenance, in order to provide an optimal DC environment for Supply Chain to be able to achieve its overall strategic objectives. In addition to that you will be ensuring quality execution by third parties on the SC real estate portfolio. Furthermore a DC Portfolio Manager will be responsible for the following:

Internal stakeholder management
  • Proactively aligns on required service levels on SC real estate portfolio of internal stakeholders linked to the DCs (at Group and Local level) and monitors the execution of service vs. the required service levels.   Includes ensuring internal stakeholders are kept adequately up to date on status of outstanding issues.

External stakeholder management

  • Maintains quality ongoing relationships with the key external stakeholders on SC real estate portfolio which include DC lessors, LSPs, Transport Service Providers, Maintenance Providers and other relevant suppliers. 

Legal contract management

  • Drives (together with Legal) the ongoing evolution of Action’s standard DC lease terms and manages relevant issues relating to existing DC lease contracts, e.g. negotiating with lessors on interpretation of clauses and/or amendments.

Maintenance management

  • Supports the development of overall DC maintenance strategy and the implementation of that strategy, particularly through managing third party providers.
  • Initiate and negotiate maintenance contracts for DC’s and monitor maintenance service levels on a regular base to ensure a good quality of the buildings and installations.

Supporting new DC development

  • Supports the development of new DCs, negotiating lease terms and collaborating with Real Estate and Legal to execute relevant DC related transactions.
  • Improve and align our new DC development by sharing best practices and create one way of working with all internal and external stakeholders.

Policy contribution

  • Contributes to the DC Real Estate policy of Action based on own expertise, in line with the overall strategy, in order to be able to respond adequately to the developments within the work area.

  • Keeps up with relevant developments / information within their own field, exchanges knowledge with colleagues and maintains the required network, and contributes to knowledge transfer within the organization, in order to ensure sufficient SC real estate knowledge within Action.

  • Takes the lead where necessary, gives clear working instructions, plans employees and activities in such a manner that targets are successfully achieved;
  • Is actively involved in improving employee skills by providing constructive feedback, instructions, explanation and coaching;

What characterizes a DC Portfolio Manager
  • Bachelor degree.
  • Minimum of 5 years of experience managing stakeholders / acquisition transactions / maintenance of DCs on either lessee or lessor side.
  • Good general computer knowledge, experience with applications such as SAP considered as an advantage
  • Standard basic IT software knowledge
